It’s the little things as well as the big things that count when you are selling your home. You never know what will capture a buyer’s fancy and what will turn them off. Most buyers predictably respond to the same things- clean, clutter-free homes in good shape. Your agent may have already suggested that you do some major repairs. Those are the big ticket items, but what can you do on a small scale to get your home ready to compete on the market!

There are a few time-honored tricks you can use to make sure your buyers see what you want them to see, and overlook what you want them to overlook. Keeping you home in top shape for the showings will insure that you buyer will offer a higher amount that for a home that isn’t SHOW-READY… Always look at a home from the buyer’s perspective. Be objective and honest with yourself. If something bothers you about your home, chances are good it will also bother the buyer. Do what you can to get rid of the problem. You want to keep objections about your home to a minimum. Preparing a home for market means you’ll be putting some elbow grease in it, so get ready.

  • Have a garage sale before the home is listed.
  • Welcome the buyer at the entry.
  • Be RUTHLESS about odors.
  • Stimulate the buyer’s imagination by setting the stage.
  • Make the most of views.
  • Create a spacious feeling.
  • Increase the wattage in lighting.
  • Create counter space.
  • Avoid eccentric decor.
  • Put photos out of the family enjoying your home.

TIMING IS EVERYTHING………..
Just try to put into perspective the fact that if everything fits and the sale don’t work out, maybe it was just not meant to be! If it’s not meant to be- nothing possible can make it happen. There is a time and a purpose for everything and when it is right, or the right time, it will work- when things don’t work out at first, usually there is something better to come, if we can just be patient- then things work out the way they should.

BE PATIENT……
Although sometimes it may seem we are doing nothing to sell your house or property, guess what? We are! Even if we are not showing your property or house everyday or every week we are still working it. If we are marketing your property the right way, then it may not even be our office that shows it, or sells it. Have you ever noticed how some clients jump around from realtor to realtor, before giving one a real chance to make the sale? Sometimes a matter of weeks can pass before we get the advertising and marketing techniques into place due to publishing deadlines. So if you could just try to be patient, then we will begin to work the property there is a possibility that it could take as much as 180 days to 500 days to move your property. This is why we like to try to list properties for at least 6 months, preferably for 1 year. Advertising expense is just so great! Also, when you look at the MLS information, realize that we only have a pre-determined amount of space or characters available- we may not be able to put everything we’d like into that space, but we put what we know is best! Trust us! It is our job! Advertising is where we can add all the features! Please give us a FAIR CHANCE that we really need. Remember IT’S all about personal service, or why would you need us anyway!

3. Choosing the right realtor!! As bad as we hate to admit it, sometimes you might just have a personality conflict with your realtor. The wrong realtor could be crucial to your sale! Ask yourself would you buy from this person.
4. Cut your emotional ties.
5. Consider an appraisal! (Money well spent!) A true way to get the true value.
6. Ask for comparative sale comparssions in the same neighborhood.
7. Put yourself in the other person’s shoe’s! What would you think? What would you see? Would you buy it? ETC……
